An honest cost guide to cladding in Ghana — material price ranges by system, why installed cost is a different number, and why a commercial façade is quoted on survey, never from a web page.

Why Cladding Cost Has Two Numbers

Every cladding price is really two numbers: the material (the panel landed in Accra) and the installed cost (the panel on the wall, fixed, weatherproof and engineered). The gap between them is where most surprises live. The sub-frame, the fixings, the access equipment, the cavity ventilation and the labour often cost as much as the panel itself — and on a tall or complex façade, more. This guide gives honest material ranges, explains what moves the installed figure, and is clear about why a commercial façade is quoted on survey.

Material Cost Ranges by System

These are indicative material-only ranges — the face panel before sub-frame, fixings, access or labour. Every figure is a starting point, not a quote.

(ACP material ranges are import/FOB indicative and move with the core, thickness and coating. All other ranges are relative because the installed figure dominates — see below.)

What Moves the Installed Figure

The panel is rarely the biggest line. The installed cost is driven by:

  • Sub-frame and fixings — a ventilated rainscreen needs an engineered aluminium or steel carrier system behind the panel.
  • Building height and access — scaffolding, mast climbers or rope access change the labour cost more than the panel choice does.
  • Façade geometry — corners, reveals, soffits, parapets and openings multiply cutting and detailing.
  • Fire and wind engineering — a tall façade is engineered and tested to EN 13501-1 (fire) and ASTM E283/E330/E331 (air, wind, water), and that engineering is part of the cost.
  • Insulation and cavity — a back-ventilated, insulated rainscreen does more work than a flat panel, and the build-up costs accordingly.

Why Commercial Façades Are Quoted On Survey

A residential accent wall can be ranged from a drawing. A commercial façade cannot — the honest answer is “on survey.” Until we have seen the building, measured the geometry, confirmed the substrate, set the fire class and planned the access, any number is a guess, and a guess on a façade is expensive. We quote firm only after a survey, and we name the system, the sub-frame and the fire class in writing so the price is tied to a real specification.

Spending Wisely

The lowest sheet price is rarely the lowest lifetime cost.

  • Decide fire first. A PE-core ACP looks like a saving until the building’s fire requirement rules it out — see the types of cladding compared guide.
  • Match the material to Accra’s climate. A face that fades or fails early gets re-clad, and re-cladding costs far more than specifying right once.
  • Cost over the building life. A durable, non-combustible system rarely re-clad often beats a lower-priced one that needs replacing.

How much does cladding cost in Ghana?

Material-only, ACP imports range around US$2–8/m² FOB by core, with porcelain, stone and metal higher. But material is only part of the price — the installed cost adds the sub-frame, fixings, access and engineering, which is why a commercial façade is quoted on survey.

Why can’t you give a price per square metre over the phone?

Because the installed figure is driven by height, access, geometry and fire engineering, not just the panel. A per-m² number from a web page would mislead you. We quote firm after a survey and tie it to a written specification.

Is the lowest-priced cladding the best value?

Rarely. A lower-priced panel that fades, fails or is wrong on fire gets re-clad, and re-cladding costs far more than specifying the right system once. Value is cost over the building’s life.
