How Much Does Building Cladding Cost in Ghana?
The Problem: You Asked for a Price and Got a Number That Means Nothing
When someone asks “how much is cladding per square metre in Ghana,” the honest answer is another question: cladding as what? A bare panel price tells you almost nothing about what the finished façade will cost — or whether two quotes are even describing the same thing. One quote might be a sheet rate; another might be the full installed system. Comparing them as if they were the same is how projects go wrong.

Cladding Cost Is Three Layers, Not One
A façade price is built from three parts, and a quote that hides any of them is incomplete:
1. The Face Material
This is the panel you see — and the part most quotes lead with. It ranges widely: ACP and HPL sit at the lower-to-mid end, fibre-cement is mid, and porcelain, terracotta, natural stone and patina metal sit higher. But the face is often less than half the installed cost.
2. The Sub-Frame and Fixings
The aluminium or steel sub-frame, brackets, insulation and fixings that hold the panel off the wall and create the ventilated cavity. This is engineered to the building and the wind load (tested to ASTM E330), and it is a real cost that a sheet-only quote quietly omits.
3. Installation, Engineering and Documentation
Survey, setting-out, scaffolding or access, skilled installation, and the specification and data-sheet package. On a tall or occupied building, the fire engineering and EN 13501-1 classification work is part of this too. This is where experience shows — and where a low number often hides a gap.
Why the Lowest Sheet Price Rarely Wins
A low sheet price almost always means one of three things: a combustible or low-grade core, a thinner coating that fades early in Accra’s sun, or a quote that excludes the sub-frame and install. The honest comparison is cost over the building’s life, not the sheet rate. A durable porcelain or A2-ACP façade that is never re-clad usually beats a low-priced panel that fades, streaks or fails in a few years and has to be redone — at full scaffolding cost a second time.

How to Compare Quotes Fairly
- Ask every quote for the installed rate, not the sheet rate — material, sub-frame, fixings and labour as one number.
- Confirm the core and the coating. A “cladding” quote with no named core (PE/FR/A2) and no named coating (PVDF/FEVE) is incomplete.
- Confirm the fire class for the building’s height and use, named to EN 13501-1.
- Confirm the cavity. A ventilated rainscreen costs more than a stuck panel and lasts far longer in this climate.
- Get it in writing. The system, substrate, sub-frame and class — named, so what is installed is what you priced.
