The Problem: You Want Durable and Non-Combustible Without the Premium
Plenty of Ghana projects need a façade that is non-combustible, low-maintenance and calm-looking — a school, a residence, a clinic, an institutional wall — but do not have the budget or the need for porcelain, terracotta or stone. The mistake is to reach for the lowest-priced combustible sheet instead. Fibre-cement is the answer that sits exactly in that gap, and it is widely under-considered.

What Fibre-Cement Actually Is
Fibre-cement is Portland cement reinforced with cellulose fibre, formed and cured into flat panels or planks. The fibre gives it tensile strength and impact resistance; the cement gives it the key property for Ghana — it is non-combustible. It comes in flat colour and wood-grain finishes, in large panels for institutional walls or narrow planks (lap siding) for a residential look.
Why It Suits Ghana
- Non-combustible — appropriate where the fire requirement rules out HPL, timber or PE-core ACP.
- Durable and low-maintenance — resists rot, insects and the UV that fades weaker finishes.
- Calm, honest finish — matt flat colour to convincing wood-grain, without the premium of porcelain or stone.
- Good value — strong cost-to-durability for schools, residences and institutions.

Where Fibre-Cement Fits Best
- Schools and education buildings — durable, non-combustible, easy to repair locally.
- Residences in East Legon, Cantonments and the suburbs — wood-grain plank for a warm look without timber’s fire and upkeep problems.
- Clinics and institutional walls — a clean, washable, non-combustible surface.
- Mid-rise where budget rules out porcelain but the fire class still demands non-combustible.
The Honest Caveats
Fibre-cement is not the answer everywhere, and we will say so:
- It is heavier than ACP, so the sub-frame and fixings are sized accordingly.
- It must run as a ventilated cavity in Accra’s climate. Stuck flat to a wall, any board can trap moisture; on a ventilated rainscreen it stays dry and lasts. The cavity is not optional here.
- Cut edges and fixings need correct detailing so water cannot wick in. This is an installation-discipline material — done right it lasts; done carelessly it stains and swells at the edges.
- Cutting produces silica dust — proper handling and PPE on site is part of doing it correctly.
How It’s Installed Right
- Survey and set out to the building and its wind load (the system is water/wind-tested to ASTM E283 / E331 / E330).
- Engineer a ventilated sub-frame in aluminium or treated steel, with a continuous air cavity.
- Fix and detail panels or planks with correct edge treatment and movement allowance.
- Document the system — board type, sub-frame, fixings and finish — so what is installed is what was specified.
What It Costs
Fibre-cement sits in the lower-to-mid band — below porcelain, terracotta and stone, comparable to HPL and FR-ACP, but non-combustible where standard HPL is not.
